What we are looking for

Plots with an open view of the sea, frontline land and hillside sites above the coast on Mallorca, Ibiza and Menorca. On Mallorca for example around Port d'Andratx, Camp de Mar, Puerto Portals, Bendinat, Deià and Santanyí; on Ibiza around Es Cubells, Cala Jondal and Roca Llisa; on Menorca along the north and south coast. With or without a building licence, from a single building plot to a large estate.

Money, design and the team are in place. What we need is the ground. You describe the plot in a few lines; we look at it with our architects: licence, size, access, view, potential. For every plot that fits, we show you in images and film what it can become. We then either buy it, or develop it together with you and an investor from the circle.

Questions and answers

Do you only buy plots directly on the water?

No. Frontline land is welcome, but a hillside plot with an open sea view is just as interesting. What matters is a view that stays, privacy and a plot that allows a signature villa.

Does the land need a building licence?

Not necessarily. Land with a licence moves fastest, but we look at every plot. Our architects and local network assess what can realistically be built and approved.

Can I stay involved instead of selling?

In some cases, yes. Whether a participation in the project is possible depends on the land, the project and the investor. We discuss it individually and only when there is a concrete proposal.

Will my land be advertised?

No. Nothing is published. Your plot is discussed only with our architects and, if it fits, with an investor from the circle, under a non-disclosure agreement.

Do I have to become a member to offer my property?

Your offer is your invitation. Owners and keyholders who bring a property that fits receive a seat in the Founding Circle of ON Circle. There is no fee.

How quickly will I hear back?
