Why should I bring my land or hotel to you and not to a broker or developer?

Because we bring everything in one hand: 30 years of building stores, hotels and restaurants (Kika Leiner, Depot, C&A, Mövenpick, Accor, Robinson, Hilton), 50+ factories worldwide, architects, a Milan-trained interior architect, the island's best builders, investors and funds, and a network of clubs and event makers. A broker sells what is. We show what it becomes, and we can build it.

How do I sell my hotel in Palma or Ibiza off-market?

Describe it in a few lines on this site, no address needed. A first anonymous description goes only to the investor whose search fits. The full information follows after mutual confirmation and under a non-disclosure agreement. Nothing is ever listed on a portal.

What kind of hotels is the investor looking for right now?

Hotels from 3 stars, from about 40 to 150 rooms or more, in central Palma or Ibiza Town, or by the sea close to either city. The investor develops them into 5-star hotels: the address everyone on the island wants to be seen at. Not a sleepy spot far from the action.

Do you buy land on Mallorca and Ibiza?

Yes. Land is our first priority: plots for villas in Son Vida, Andratx and similar locations, and land at the foot of the Tramuntana, in Deià and Sóller, for our communities and retreats. We look at every plot with our architects: licence, potential, the right project.

What happens to my land if I offer it to you?

We develop a concept with our architects and interior team and realise it together with an investor from the circle. Before you decide, we show you in images and film what your land can become. Your land, our concept, our investor.

What is ON Circle?

A private, application-only business circle for off-market homes, land and new projects on Mallorca, Ibiza and Menorca, founded by Oliver Nikoleit. The Founding Circle is limited to 99 seats; each founding member may invite two people.

Does membership cost anything?

No. There is no membership fee. Owners and keyholders who bring a property that fits receive a seat in the Founding Circle.

Who is behind ON Signature Properties?

Oliver Nikoleit and a team with 30 years in sourcing, interiors and hospitality, a Milan-trained interior architect, architects and builders on Mallorca, and a network of investors, operators and event makers. ON Signature Properties is part of The ON Family.

Can I buy a villa that is not listed anywhere?

Yes. Members see off-market villas, fincas and building plots, among them the signature villas in Son Gual near Palma, each with a full private exposé.
