Why so much of Mallorca sells quietly
Owners of a well-known house often have good reasons not to advertise: privacy, tenants or staff who should not hear about a sale before it is settled, a family that has not yet agreed, or simply the wish not to see their home on twenty websites at twenty different prices. On an island where people know each other, a public listing is rarely neutral. It invites calls from neighbours, speculation and a price that becomes public long before a buyer is found.
So these sales move through people instead: the concierge who looks after the house, the advisor to the family, the private banker who hears that a decision is close. Off-market is not a secret market. It is a slower, more personal one, where the right buyer is introduced rather than found by a search filter.
What a buyer actually gets to see
In a quiet sale, information is released in steps. First a short description without an address, sometimes without pictures. Then, once both sides know who they are dealing with, a full exposé with plans, documents and the details that matter. In ON Circle every full exposé is shared under a non-disclosure agreement and only with verified members. That protects the owner, and it protects you: what you are shown belongs to a real person who has the right to sell.
What to check before you fall for a house
Off-market does not mean unchecked. The same questions apply as with any purchase in Mallorca, and they are worth asking early:
- Is the house built and registered as it stands today, including extensions and pool?
- How is the land classified, and what does that allow for later changes?
- Are there open permits, unfinished works or matters with neighbours?
- If you plan to let the house, does a rental licence exist, or can one realistically be obtained?
- Who exactly is selling, and does everyone who must sign agree?
Your own lawyer should confirm the answers. Our part is to make sure the questions are asked before anyone invests time or feeling.
How ON Circle works for buyers
ON Circle is a private, application-only circle for off-market homes, land and new projects on Mallorca, Ibiza and Menorca. Its members are the people these sales depend on: keyholders who know owners, owners who want to sell without listing, landowners, buyers and investors. Every member is verified before anything is shared.
As a buyer, you describe what you are looking for, as precisely or as openly as you like. When something fits, you first hear about it in outline, then in full under NDA. Nothing is pushed at you, and what you tell us about yourself goes no further than it needs to.
One island, several markets
Mallorca is not one market but several. The south-west around Palma and Andratx, the villages of the Tramuntana, the rural centre with its fincas and the bays of the east coast each have their own rhythm, their own access questions and their own rules for what can be built. A house that is right in one part of the island would be the wrong answer in another. That is why we ask how you want to live there, not only how many bedrooms you need: in summer or all year, with children or guests, close to the city or as far from it as possible.
After you apply
Every application is read personally by the founder, Oliver Nikoleit. You receive an answer in writing within 72 hours; there are no sales calls. The Founding Circle is limited to 99 seats, and each founding member may invite two people. Behind the circle stands a team with 30 years of building department stores, hotels, restaurants and arenas, 17 years on the islands and a network of builders and local experts, which matters the moment a house needs more than a new owner.
The best houses are rarely found. Someone tells you about them.
