A small island with a long memory
Ibiza is compact, and its property market is personal. Owners, agents, builders and neighbours often know each other, and a villa that appears on several portals at once is noticed immediately. A price that has been lowered once stays in people’s minds. For an owner, that is reason enough to keep a sale out of view until the right buyer is at the table.
For a buyer, it means that what you see online is only part of the picture. Many sales are agreed between people who already trust each other, long before anything would be published.
What makes an Ibiza villa worth the effort
Where a house sits on the island shapes daily life more than its floor plan does: the light and the sunset side, the distance to town and to the airport, how the house feels in summer when the island is full and in winter when it goes quiet. Access roads, the neighbouring plots and what might still be built on them matter as much as the view. A good introduction gives you that context, not only pictures.
Questions to clarify early
- Is everything that stands on the plot legally built and registered?
- What does the land classification allow if you want to extend or rebuild?
- Is there a valid holiday rental licence, and can it be transferred?
- How are water and power supplied, and how reliable are they?
- Are there easements, shared access or open matters with neighbours?
Rules on construction and holiday rentals in the Balearics are detailed and change over time, so each answer belongs with your own lawyer and architect. We make sure the questions are on the table from the start.
How the circle handles Ibiza
ON Circle is a private, application-only circle for off-market homes, land and new projects on Mallorca, Ibiza and Menorca. Owners share their villas with the circle, not with the public. Every member is verified, every full exposé is shared under NDA, and only members see the full details. Keyholders, the people who look after houses and advise families, bring opportunities in; buyers and investors are introduced when a property fits what they have asked for.
If a villa needs work after the purchase, the team behind the circle can take it on: 30 years of building hotels, restaurants and stores, sourcing from more than 50 factories worldwide, a Milan-trained interior architect and a handful of the best builders on the islands.
Seeing a house in more than one season
A villa shown in August and the same villa in February tell two different stories. In summer you see the island at its fullest: traffic, neighbours, noise carried across the valley, how the terrace works at midday. In winter you see the house itself: how it holds warmth, how the roads feel after rain, which services stay open. If you can, ask to see a property twice. Owners selling quietly are usually open to it, because a buyer who has seen both seasons rarely changes their mind later. A clear brief helps here too: tell us which part of the island you know, how you intend to use the house, and what you would never accept.
How to start
Request an introduction and tell us, in a few lines, what you are looking for on Ibiza. Every application is read personally by Oliver Nikoleit and answered in writing within 72 hours, without sales calls. The Founding Circle has 99 seats; each founding member may invite two people. From there, introductions follow your brief, not a schedule: you hear from us when something genuinely fits, and not before.
On Ibiza, the right villa is usually one conversation away, not one search.
