Why Menorca suits a private sale
Menorca is the calmest of the three islands, and many of its owners like it that way. Families keep houses for generations; country estates and town houses pass between people who know each other. When a sale comes up, a public listing can feel out of place. Owners would rather speak to a few serious buyers than open their door to every viewing request.
The result is a market in which some of the most interesting properties are never advertised. They are mentioned, introduced and agreed in conversation.
Protected landscape, careful planning
Large parts of Menorca’s countryside are protected, and building outside existing settlements is tightly regulated. For a buyer this has two sides. It keeps the island’s character intact, which is much of its appeal. It also means that what a property is today is often what it will remain. Plans to extend, add a pool or convert an outbuilding should be checked against the land classification and local rules before an offer, not after.
What to look at before you decide
- Whether all existing buildings are legal and registered as they stand
- What the land classification permits, and what it does not
- The condition of old stone walls, roofs and the water supply
- Access in every season, and any shared paths or easements
- Whether the people selling are all the people who need to sign
Your own lawyer and architect should confirm each point. A good introduction raises them early, so that nobody spends time on a house that cannot become what you have in mind.
How ON Circle works on Menorca
ON Circle is a private, application-only circle for off-market homes, land and new projects on Mallorca, Ibiza and Menorca. Its members include keyholders, the concierges, family-office advisors and private bankers who know owners; owners who sell without listing; buyers who look for what is never listed; and investors. Every member is verified. Full exposés are shared under NDA, with members only.
For a buyer, that means fewer houses and better ones: properties checked against a real owner, described honestly and shown only when there is a genuine fit. It also means that your own search stays private. Owners learn that a qualified buyer exists, not who you are, until you decide otherwise.
Restoring an old house properly
Many of Menorca’s most interesting properties are old: stone farmhouses, town houses with thick walls, outbuildings that once had another purpose. Restoring them well takes trades who know traditional materials, patience with permits and an honest estimate before the purchase rather than after. We recommend having a builder and an architect look at the house before you commit, and asking for a cost range, not a single figure. The team behind the circle has spent 30 years planning and building, and works with builders on the islands who know this kind of house. That does not replace your own advisors, but it gives you a realistic picture early.
From application to first introduction
You apply with a short note about yourself and what you are looking for. Oliver Nikoleit, the founder, reads every application personally and answers in writing within 72 hours; there are no calls. The Founding Circle is limited to 99 seats, and each founding member may invite two people. If a house needs restoring, the team behind the circle brings 30 years of building experience, a Milan-trained interior architect and 17 years on the islands.
On Menorca, patience is not a delay. It is how the best houses are found.
