Why owners choose not to list
A public listing has a cost that appears in no commission. Your home is photographed, priced and spread across websites you do not control. Neighbours, staff and tenants find out before you are ready. If the price moves, the history stays visible. And every viewing request, serious or not, ends up at your door.
Many owners of villas and fincas on Mallorca, Ibiza and Menorca would rather speak to a few qualified buyers than to the whole market. They want to decide who sees the house, when, and how much they learn.
How a discreet sale works in ON Circle
You share your property with the circle, not with the public. We prepare an exposé together with you and agree which details are shown at which stage. A first short description goes to members whose search fits, without an address and, if you wish, without photos. Only verified members who confirm their interest receive the full exposé, and only under a non-disclosure agreement.
Every member of the circle is verified before anything is shared, buyers included. You know who has seen your house. Nobody receives information they do not need.
Preparing the house before anyone sees it
Quiet sales move faster when the paperwork is ready. Before an introduction, it helps to have the following in order:
- Title and registry details that match the house as it stands today
- Building permits for extensions, pool and outbuildings
- A holiday rental licence, where it matters to buyers
- Plans, floor areas and a clear list of what stays with the house
- Agreement among all owners who need to sign
Your own lawyer remains your advisor on the legal side. Where a house would benefit from repairs or a calmer presentation before it is shown, the team behind the circle can help: 30 years of building and fitting out hotels, restaurants and stores, a Milan-trained interior architect working in Andratx and Son Vida, and builders we trust.
Who sees your home
ON Circle is a private, application-only circle for off-market homes, land and new projects on Mallorca, Ibiza and Menorca. Buyers in the circle are looking specifically for what is never listed. Keyholders, the concierges, family-office advisors and private bankers who know owners and buyers, add a second layer of trust. Investors look for projects that create something new, which can matter if your property has potential beyond its current form.
What a quiet sale means for price
Without a public listing there is no public price, and no visible history if the price changes. You can set an asking range that is shared only with members whose search fits, and adjust it without anyone outside the circle noticing. Negotiation happens with people who already know the house suits them, which tends to make conversations shorter and more direct. We do not promise a higher price than an open sale would bring; nobody honestly can. What a quiet sale offers is control: over who sees your home, over the pace, and over what becomes known about it once it is sold.
What happens next
Request an introduction and describe your property in a few lines; no address is needed at this stage. Oliver Nikoleit reads every application personally and answers in writing within 72 hours, without calls. The Founding Circle is limited to 99 seats; each founding member may invite two people.
Selling quietly is not hiding a house. It is choosing who gets to see it.
