What we are looking for

Family land, inherited fincas, plots held for decades, estates in exposed locations on Mallorca, Ibiza and Menorca: land whose owners have never thought about a sale, and would not put it on a portal. For the right idea and the right people, many think again. Nothing about your land is published, and nobody visits unless you agree.

Money, design and the team are in place. What we need is the ground. You describe the plot in a few lines; we look at it with our architects: licence, size, access, view, potential. For every plot that fits, we show you in images and film what it can become. We then either buy it, or develop it together with you and an investor from the circle.

Questions and answers

I have never thought about selling. Why should I write to you?

Because you lose nothing by asking. You describe your land in a few lines, we show you what it could become and who would build it. If you then say no, it stays exactly as it was, and nobody else learns of it.

Does the land need a building licence?

Not necessarily. Land with a licence moves fastest, but we look at every plot. Our architects and local network assess what can realistically be built and approved.

Can I stay involved instead of selling?

In some cases, yes. Whether a participation in the project is possible depends on the land, the project and the investor. We discuss it individually and only when there is a concrete proposal.

Will my land be advertised?

No. Nothing is published. Your plot is discussed only with our architects and, if it fits, with an investor from the circle, under a non-disclosure agreement.

Do I have to become a member to offer my property?

Your offer is your invitation. Owners and keyholders who bring a property that fits receive a seat in the Founding Circle of ON Circle. There is no fee.

How quickly will I hear back?
